Brooks: Hey everybody. Brooks here with YNP Home Solutions. I am going to continue today our 10 part series of the top 10 questions that I’m asked on a regular basis from homeowners when we’re out taking a look at their properties, looking to purchase their property. So today’s topic is, I have a rental property and the tenants are in there and they are just giving me all kinds of problems, all kinds of issues, they’re beating the property up, this, that and the other, right? We all know the nightmare stories that we hear from landlords. And to answer this question is very, very straightforward. It does not matter to us if you have tenants in place, all we need to know is, are they on a lease? What’s their lease term? How much time did they have left? What are they currently paying? How far behind are they? Have you started any type of eviction process? All of those things we do need to know about, that will impact our offer for the property, especially our cash offer.
Remember, everything is based on… every situation or every circumstance it’s going on with each property ways into our offer. So bad tenants, that’s could be a time issue where it may take us three months to get them out on the property. Well, if it’s not producing any income for us over those three months, that’s a problem. So we need to build that into our cash offer. If you’re willing to take like a terms offer, you’re a landlord, you’ve been collecting cash flow for years and you’d like to maybe continue to get some cash flow, then we can customize and give you maybe a little higher price if you’re willing to let us pay you a monthly fee that works for us and we can weed the tenant out, stabilize the asset, and get somebody back in there.
So it is important. It will not prevent us from purchasing the property. We can still purchase the property in a variety of different ways, whether they’re tenants there or not.
